The importance of Flood Insurance

Flood insurance, contrary to popular belief, is not an optional extra on a homeowner’s policy.  It is an entirely separate policy that needs to be purchased and a recent, excellent article in the Sarasota Herald underlines some interesting, though horrendous, facts about flood.  Quoting from the article, “For an average 2,000- square-foot home on a concrete slab, an inch of water inside causes $21,000 in damage, according to federal figures.”  There is a link to the full article below, with much of the focus on storm surge maps, yet homeowners should remember that flood can be caused by heavy rain accumulating and inundating two or more properties or two or more acres.  Given the intense rainfall that the Gulf Coast experiences, this is a far from impossible scenario, so homeowners should carefully consider whether or not to buy flood coverage.  I have heard customers tell me that “we are not in a Flood Zone,” yet everybody is in a Flood Zone, though some are more at risk than others.  For the so-called “not in a Flood Zone” people, a Preferred Risk Policy (PRP) is available which, currently, charges $365 premium for $250,000 of buildings coverage and $100,000 of contents coverage with only a $1,000 deductible on each section.  That may very well turn out to be the best $365 you’ll ever spend.

The Trouble with Insurance

One of the biggest problems with many insurance transactions is that a problem only comes to light once a loss has taken place.  The policyholder believes that he has coverage for pretty much every eventuality, but, in an effort to reduce the premium as much as possible, customers will often find that the wording of the policy restricts coverage or that the customer retains more in the event of a loss.  As a consequence, it is important that you discuss the coverages with your agent and that you understand what is and is not covered, as well as how much will you be responsible for in the event of a claim.

Wind Mitigation Inspections can save you money

Many Florida homeowners are missing the opportunity for potentially huge discounts in their home insurance policies by failing to get a Wind Mitigation Inspection on their property.  Most insurance carriers grant substantial discounts for properties built to the Florida Building Code 2001, yet many homes built before that time have had new roofs installed to code in the past ten years and some owners have missed this great opportunity. 
The report basically assess how well prepared your roof is to withstand the high winds that occasionally hit our state.  There are plenty of licensed inspectors in Florida and they charge between $75 and $90 for the inspection.   We can refer you to some reliable inspectors and strongly urge you to consider having an inspection on your roof if you haven’t already done so.
